Save the version you receive with your enquiry notes. Later revisions should be compared against it, especially when layouts, inclusions or delivery descriptions change.
Read area labels carefully
The GuruVista project page records developer-supplied figures of 9,000 square feet of plot area and 2,832 square feet of built-up area. These describe different things. Ask for a dimensioned plan that marks the areas relevant to the offered villa. Do not treat built-up area as the clear internal space available for furniture and circulation.
Translate photographs into specifications
