Before You Visit a Property: Seven Checks That Make the Trip Worthwhile

A site visit should answer more than whether a sample home looks attractive. The useful question is whether the actual property, location, documents and payment terms match your needs. A short checklist helps you compare options without relying on memory or a sales pitch.

1. Verify which project you are actually visiting

Ask for the project's exact legal name, promoter name, phase and registration number where applicable. For a Uttar Pradesh project, use the official UP RERA registered-project search and registration verification tools instead of treating a brochure screenshot as proof. Match the name, address and phase, and check current status. A real-estate intermediary and a project promoter are not automatically the same entity.

2. Test the location as a lived experience

Open the route at the time you would actually commute. Note access roads, road condition, transit options, nearby services, noise and surrounding development. Record what you observed yourself separately from anything described as proposed, planned or upcoming. A planned connection is not a completed connection.

3. Inspect the actual unit or available configuration

Ask whether you are seeing the exact unit, a representative unit, a sample flat or only a rendering. Compare the floor plan and dimensions; note usable space, light, ventilation, storage, entrance, lift and parking access. Photograph or record only where the site permits it. Do not assume a sample finish or view will be delivered unchanged.

4. Ask for the complete written cost sheet

Request an itemised quote covering the base price, applicable taxes, registration and stamp-duty costs, parking, maintenance, deposits and other charges relevant to the specific transaction. Clarify what is included, what is optional and which items may change. Compare the total amount and payment schedule—not only the headline price. Confirm current figures with the authorised seller and qualified adviser rather than using generic estimates.

5. Check the delivery and amenity promises

Ask which facilities exist today, which are under construction and which are part of a future phase. For an under-construction property, request the current approved project details, promised specifications, milestones and expected possession terms in writing. Keep a distinction between current evidence and marketing illustrations.

6. Confirm the documentation path before committing

Request the relevant approved plan, applicable registration particulars, draft agreement, title/ownership documents and other project-specific records for review. A buyer may need professional legal and financial advice before booking; this checklist does not replace that review. Do not treat an unverified verbal assurance as documentary clearance.

7. Verify who receives your payment

UP RERA advises allottees to pay a project's promoter through its designated collection account and provides a way to view those details. Before transferring any booking amount, independently match the account details and beneficiary to the official project information and written transaction documents. Keep the receipt and payment reference. Do not send funds merely because someone shared an account in a chat.

A practical comparison sheet

For each property, record: legal project identity; unit/configuration; actual travel time; onsite observations; total written cost; construction/amenity status; documents requested; payment instructions; unresolved questions and the next follow-up date. A thoughtful comparison is more useful than choosing from a single beautiful image.

Is a registration number on a brochure sufficient?

Check the relevant official registry and match the project name and phase; do not rely on artwork alone.

Is a sample unit identical to what I may receive?

Not necessarily. Ask for the written specifications and the exact unit/configuration being offered.

Should I pay a booking amount during the visit?
