1. Know exactly what "private pool" means
At AVACASA, the developer lists 3 BHK luxury villas with a private pool, private lawn and separate staff room, and private plunge pools among the key features. Ask for the pool's dimensions, depth and the drawing that shows it within your plot.

2. Plot area vs built-up area
AVACASA lists a plot area of 9,000 sq ft (1,000 sq yd) and a built-up area of 2,832 sq ft. Never compare villas on one number alone; ask for both, plus the carpet area, in writing.

3. Density decides privacy
A private pool feels private only if neighbours are not on top of it. AVACASA states 82 units in 27 acres and a low-density masterplan. Ask for the masterplan and your villa's orientation.

4. Registration and title
AVACASA's developer gives UP RERA registration no. UPRERAPRJ923619/04/2026. Check it yourself on the UP RERA portal, and ask for the land title and sanctioned plans.

5. Who maintains the pool when you are away
Pools need weekly care. Ask who maintains them, how it is billed, and what happens in the months you do not visit.

6. Water, power and access
Ask about the water source, power backup and the approach road. The developer places AVACASA on the Delhi–Dehradun Expressway, about 2.5 hours from Delhi; drive it yourself.

7. Security
AVACASA lists 24×7 gated security and illuminated internal roads. Ask what is staffed today.

8. Shared amenities, built or planned
The developer lists a spa and clubhouse, infinity pool, natural lake, sky lounge, yoga and meditation room, café, treehouse and trails. Ask which exist now and the timeline for the rest.
