Inspect privacy and exposure

Ask what boundary treatment is included and whether future neighbouring construction could alter the view. Visit at a relevant time of day to observe light and exposure.
Ask how water moves through the plot
Look at levels around the house, lawn and pool. Ask where irrigation comes from and how rainwater is directed away from doors and paths. A landscaping plan should explain the intended arrangement; a site inspection should show the current condition. If drainage remains unclear, arrange a technical review before accepting a handover proposal.
Make upkeep part of the purchase brief
Confirm who maintains planting and irrigation when the villa is empty, how access is controlled and how problems are reported. Request the landscape specification and an estimate of recurring care. Decide whether you want a garden that needs regular attention or a simpler outdoor arrangement, then check whether the offered villa supports that preference.
