Top Floor With Terrace: What to Verify

What should I ask before buying a terrace floor?

Clarify the terrace area, exclusive-use terms, access, drainage, waterproofing and shared rooftop services before valuing a top-floor option.

By GuruVista Editorial ·

Reliable3S lists top-plus-terrace options in Homes 02 and 03. Evaluate the actual space and written rights before comparing their asking prices with other floors.

Define the space being offered

Ask for the terrace on a dimensioned drawing and identify what is open, covered or enclosed. Confirm whether the listing refers to a floor with terrace access or a duplex arrangement. Home 02 and Home 03 use different descriptions. The quotation should name the precise option rather than just say top floor.

Read access and use terms

Request the written terms establishing terrace use and any shared access for tanks, equipment or repairs. Ask who may enter and how maintenance visits are arranged. Have a property adviser review the relevant documents. A promise of private use needs to be assessed with the building’s service requirements and the proposed ownership arrangements.

Inspect water and weather exposure

Check the roof surface, drainage outlets, door thresholds and visible evidence of leakage. Ask for waterproofing specifications, maintenance obligations and any applicable warranty terms. Walk the rooms immediately below the terrace as well. A terrace inspection should consider the effect on the home beneath it, including weather exposure and access for future repairs.

Plan the intended outdoor use

Decide whether you want seating, gardening or occasional meals outdoors, then ask which activities and installations are permitted. Avoid assuming that additional construction is allowed. Check safety, lighting, access and the route from the kitchen. A terrace has more practical value when its permitted use and operating arrangements fit what you actually intend to do.
